Should I paint myself or hire a painter?

Paint it yourself if the job is small, at ground level and you have the time. Hire a painter for exteriors, high walls, cabinets, heavy repairs and anything in a pre-1978 home where old paint will be disturbed.

A single bedroom is a fair weekend job. A whole house is a different scale. Most of the work is prep, and that is the part people underestimate.

How much would I save painting myself?

You save the labor, which is 70% to 85% of the cost of a professional job by the published figures. You still pay for paint, primer, rollers, brushes, tape, drop cloths, patching materials and ladders.

Paint is published at $20 to $80 per gallon. Count your own time honestly as well. A room that takes a painter 4 to 5 hours usually takes a homeowner a weekend.

Is a two-story exterior too dangerous to do myself?

For most people, yes. Working from an extension ladder at second-floor height while scraping, washing or painting is where serious falls happen.

A ladder has to be moved dozens of times around a house, often on uneven ground. In a Modesto summer you would also be doing it in high heat. Single-story trim is a reasonable DIY job. Leave the upper story to a crew with the right equipment.

Is renting a sprayer worth it?

Renting a sprayer is worth it for large, plain surfaces such as a long fence or an empty house. It is not worth it for one or two furnished rooms.

A sprayer is fast at putting paint on, but masking takes longer than the spraying, and overspray travels. Outside, any breeze carries it onto cars and windows. There is a learning curve, and cleaning the machine takes time too.

My own paint job looks bad. Can a pro fix it?

Yes. A DIY paint job that looks bad can nearly always be fixed. Drips and ridges are sanded out, patchy areas are primed and the walls are repainted properly.

If the paint itself is sound, the fix is mostly sanding and one or two more coats. If it is peeling because the surface was not cleaned or primed, the failed paint has to come off first.

When is a job too big to do myself?

A job is too big when it needs equipment or skills you do not have, or more time than you can give it. Whole exteriors, two-story work, vaulted ceilings, cabinet refinishing and popcorn ceiling removal are the usual ones.

A half-finished exterior left open to the valley sun is worse than one not started. If you are unsure, get a free estimate and compare it with your own costs and time.

Why is new paint peeling after a few months?

New paint that peels within a few months failed to bond. The cause is nearly always under the paint: dirt, chalk, grease, gloss, moisture or no primer on bare wood.

Outside in Modesto, also suspect paint applied to a hot wall in direct sun. It dries before it can grip. The fix is to remove what is loose, correct the cause, prime and repaint.

Why does new paint look streaky or show roller marks?

Paint looks streaky when it was spread too thin, went on in one coat or dried before the next roller pass joined it. Roller marks come from pressing too hard or going back over paint that has started to set.

Fast drying makes this worse, and dry valley air and warm rooms dry paint fast. A second full coat, applied wet edge to wet edge, usually cures it.

Why can I still see the old color?

You can still see the old color because the new paint has not built enough thickness to hide it. This happens with one coat, with thin cheap paint and with strong colors under light ones.

Another coat fixes most cases. A deep red, blue or green under white needs primer first.

Why does the wall look splotchy in side light?

A wall looks splotchy or uneven in side light when parts of it absorbed the paint differently. Unprimed patches are the usual cause. The sheen differs there, and low light across the wall picks it out.

Rooms with big west windows show this most on late afternoons. The cure is to prime the dull areas and repaint the whole wall.

Why do touch-ups not match?

Touch-ups do not match because the paint on the wall has aged and the fresh paint has not. Sheen is the other reason. A brushed spot reflects light differently from a rolled wall.

Flat paint touches up best. For eggshell and satin, repaint the full wall from corner to corner. Use paint from the same can and the same kind of roller.

Why did paint peel off with the painter's tape?

Paint comes off with tape when the tape was left on too long, the paint under it was not bonded well or the fresh paint had formed a skin across the tape edge.

Pull tape slowly at an angle while the last coat is still slightly soft, or score the edge with a sharp blade first. Use a low-tack tape on freshly painted surfaces.

Should a painter come back to fix missed spots?

Yes. A painter should come back to fix missed spots, thin areas and drips. It is a normal part of finishing a job.

Walk the job with the painter before the final payment and mark anything you see. We do a final walk-through with you on every job.

The painter left paint on my floors and windows. What now?

Ask the painter to clean it. Drips and overspray on floors, windows and fixtures are the painter's to remove. Take photos first.

Fresh latex paint comes off most hard surfaces with water and a cloth. Dried paint on glass is taken off with a razor scraper on wet glass. Do not scrape tinted or coated glass, and leave carpet and wood floors to someone who knows the method.

The painter will not come back. What are my options?

If the painter will not come back or will not answer, write to them with a list of what is unfinished, photos and a date by which you expect a reply. Keep a copy.

If that fails and the painter is a licensed contractor, file a complaint with the California Contractors State License Board. Small claims court is another route for money disputes. This is general information, not legal advice.

The final invoice is higher than the written estimate. What now?

Ask for a written breakdown of the difference. An invoice should be higher than the estimate only for extra work that you agreed to.

On California home improvement jobs, extra work is meant to be written up as a change order before it is done. If you did not approve the extras, say so in writing and pay the agreed amount while the rest is sorted out.

Who pays to fix paint that failed early?

Who pays depends on why it failed. If the cause was poor prep or application, the painter should fix it. If the paint itself was faulty, the paint maker's product warranty may apply. If the cause was a leak, sprinklers or movement in the house, the cost falls to the owner.

That is why the cause has to be found first. Ask the painter to look at it, and keep your contract and any written warranty.
