Why painting is different in Modesto
The Central Valley climate is hard on paint. July afternoons average about 94 degrees and almost no rain falls all summer. Months of direct sun fade color, turn stucco paint chalky and crack the paint on wood trim, and the south and west sides of a house wear years ahead of the north side. Winter then brings rain and tule fog, which keep walls damp and slow drying.
The houses vary too. Older neighborhoods have wood siding, wood windows and plaster, and paint from before 1978 that may contain lead. Newer tracts are stucco with wood fascia. Each needs its own prep. In California, painting contractors are licensed by the Contractors State License Board, and the law limits the down payment on a home improvement job. We work within those rules.
How we work
We walk the job with you, measure and talk through colors and sheen. You get a written quote that lists the prep, the paint and the price. On the job we cover floors and furniture, repair and prime the surfaces, and apply two coats. Exterior work is timed around the heat: in summer we start early and stay ahead of the sun. We clean up and finish with a walk-through.
