Paint protects and improves a sound surface. It does not repair one that is rotten, swollen or falling apart. The honest test is simple: if the material under the paint is solid, paint it. If it is not, fix or replace it first.

Should I paint or replace my kitchen cabinets?

Paint them if the boxes are solid, the doors are flat and you like the layout. Replace them if they are water damaged, sagging or the layout does not work. National figures are $2,000 to $6,500 to paint against $4,500 to $15,000 to replace.

There is a middle path. New doors alone are published at $2,200 to $6,600, and the old boxes can be painted to match.

Is it cheaper to paint or replace old siding?

It is cheaper to paint siding than to replace it, as long as the siding is sound. HomeGuide publishes the comparison for two materials: vinyl is $1,500 to $5,000 to paint against $4,800 to $11,100 to replace, and aluminum is $1,500 to $7,000 to paint against $6,300 to $20,100 to replace.

No such comparison is published for wood siding or stucco, the two walls most common in Modesto. On those, we look at how much is damaged. Paint is the right answer when damage is limited to a few boards or cracks.

My wood siding is faded, cracked or 30 years old. Paint or replace?

Faded wood siding needs paint, not replacement. Age alone is not the problem. Cracked, cupped or split boards are a different matter, and the answer depends on how many there are.

In the valley sun, wood and plywood siding dries out and checks on the south and west walls first. Small surface cracks can be primed, filled and painted. Boards that have split through, delaminated or pulled away from the wall should be replaced, and then the whole wall painted. Often only one or two walls need boards.

My siding has some rot. Do I paint it or replace it first?

Replace or repair the rot first. Paint over rot traps moisture, and the paint fails within a season while the rot keeps spreading under it.

Rot in Modesto is usually at the bottom of walls where sprinklers hit, at the ends of fascia boards and around windows. Press a screwdriver into the wood. If it sinks in, that piece needs to come out.

The trim is soft or rotting. Fill and paint, or new trim?

Soft trim with a small damaged area can be dug out, hardened, filled and painted. Trim that is rotten along its length or all the way through should be replaced.

Fascia ends, the bottom of door casings and garage door trim are the usual spots. New trim should be primed on all sides, including the cut ends, before it goes up.

Can a painter patch dry rot with epoxy, or do I need a carpenter?

A painter can patch small areas of dry rot with a wood hardener and a two-part epoxy filler. You need a carpenter when the piece is structural, when the rot is large or when a board has to be cut out and replaced.

My deck boards are grey and splintering. Stain or replace?

Grey boards can be cleaned and stained. Splintering boards can often be sanded and stained too. Boards that are cracked through, soft or loose should be replaced.

Grey is only sun damage on the surface, and Modesto decks go grey quickly. Check the frame under the boards as well. If the joists are sound, replacing some boards and staining the whole deck is usually the sensible job.

My aluminum siding is chalky. Paint it or cover it?

Chalky aluminum siding can be painted. The chalk is the old factory finish breaking down. It has to be washed off fully, or the new paint sticks to the powder and not to the metal.

Aluminum siding is not common in Modesto, but the same chalk forms on old stucco paint here. Rub your hand on the wall. If it comes away white, the wall needs a thorough wash and often a primer made for chalky surfaces before paint. National figures put painting aluminum siding at $1,500 to $7,000 for an average house.

Is a 20-year-old deck worth painting or staining?

A 20-year-old deck is worth staining if the frame and most of the boards are solid. If many boards are soft or the posts and joists are failing, put the money toward repair or a new deck.

When is paint a waste of money?

Paint is wasted when the surface under it is failing. That means rotten wood, stucco that is loose from the wall, swollen particle board, peeling thermofoil and anything still getting wet from a leak or a sprinkler.

Fix the cause first. Then paint lasts. We point these things out at the estimate, before you spend anything.
